Buying a home is both exciting and stressful. Before you close on a property, make sure you understand the condition of the home and note any repairs that need to be made before you move in. While some sellers opt to schedule home inspections when an offer is made, it’s typically up to the buyer to find an inspector they trust. Here are a few steps to take when the seller has not scheduled this service.

Scheduling a Home Inspection When the Seller Has Not Done So

1. Ask for Recommendations

Though many homeowners and buyers can agree on an inspector, it’s important to pick a contractor you trust. Remember, you’re the one who will have to live in the house, so it’s crucial the inspection is as thorough as possible. Ask your real estate agent for advice or consult friends and family who recently purchased a property. Picking an inspector that the seller recommends is not inherently a bad choice, but you should choose a company that’s impartial.

2. Be Flexible

Home InspectionsWhen scheduling home inspections, you’ll need to find a time that works for the seller. Though they do not have to be present for the inspection, they do need to be available to let the inspector inside. When you’re trying to coordinate schedules with both the home inspection company and the seller, try to be flexible. Let the seller specify a few times that work for them and make the appointment accordingly.

3. Attend the Inspection if Possible

During home inspections, the contractor will look for problem areas in the house. Though you will receive a detailed written report after the inspection is finished, it’s still helpful to walk through the property with them. They’ll point issues out to you as they see them and possibly educate you on the systems the home has in place. The more you understand about the property, the more prepared you’ll be to own it.
