Common Signs That Tenants Are Smoking Indoors, Honolulu, Hawaii

Smoking indoors is a fire hazard, but it also poses other long-term effects that can diminish the value of rental properties. Although most real estate leases forbid smoking inside of a rental property, many tenants ignore these provisions, confident they can eliminate all signs of smoking before moving out. Fortunately, many indicators are difficult to erase, no matter how thoroughly the property is cleaned.

Common Signs of Smoke Damage

A Clinging Scent

Cigarette smoke tends to cling to clothing, furniture, and even some wall coverings, so tenants may attempt to cover the smell with fragrance sprays, plug-in diffusers, or other products. Even if you don’t smell smoke during an inspection, an overabundance of air fresheners could indicate attempts to dispel the odor of cigarette smoke.

Signs of Ashtrays

real estateEven if tenants have hidden ashtrays before your visit to the property, there may still be tell-tale signs of smoking. For instance, a distinctive ring on a table surrounded by a fine layer of ash may show where an ashtray typically sits. Many smokers also leave stray cigarette butts around trash cans or other receptacles, especially if they cleaned up in a hurry.

Nicotine Stains

Small yellow spots around door frames and on bathroom walls are an unmistakable sign that tenants have been smoking. Condensation in the bathroom can trap nicotine, leaving distinctive yellow dots on walls and woodwork.

Cigarette Burns

Even the most careful smokers occasionally drop cigarettes, leaving small, circular burns in carpets and upholstery. Real estate tenants may try to hide these burns underneath furniture or area rugs, but they will be apparent during a move-out inspection.
