1. What’s Your Background?

You want to know that your inspector has a complete understanding of building fundamentals, local codes and requirements. Know how many years of experience they have in the building industry and in doing home inspections. The more years they’ve been working in the industry, the better insights they’ll be able to provide. They should also be members of a professional organization for inspectors, as well as possess all the proper licensing and certifications.

2. How Long Will It Take?

home inspectorThe average inspection takes two to three hours. This is because the inspector must carefully inspect the house from roof to foundation, which takes time. Older homes or larger homes may take even longer. If an inspector says they’ll be out within a couple hours, they probably won’t do a good job.

3. Can I Accompany You?

A reputable inspector will be happy to have you come along with the inspection. This allows them to talk you through what they see and answer your questions. If they tell you that you cannot attend the inspection, you may want to look for someone who will.

4. What Will You Look At?

A home inspector should look at everything that is easily visible and accessible with a ladder. They can’t look inside the walls or under the floorboards. They should look at the walls, floors, ceilings, roof rafters, visible foundation, basement, and systems, such as the water heater.
